Is there a building code and regulation agreement?

What size of dwelling must I build?

No dwelling shall be erected on any of the lots on the said Land which has an above-grade floor area less than: 800 square feet in the case of a bungalow 900 square feet in the case of a bi-level, split level or two story dwelling

How long do I have between the time I purchase the lot and the time I have to build?

Building construction shall be completed within 5 years from the date of purchase of the lot and/or 2 year from commencement of construction. Completed shall be defined as having an exterior not less than 90% complete with power connected and operational.

Can I move a building onto my lot?

Yes, however all buildings shall be built of new construction material only constructed on site or a RTM home. Relocated residences, portable or mobile homes are strictly prohibited.

What side of the lake is Blue Heron Ridge located on?

Blue Heron Ridge is located on the south side of Fish Lake.

How big is Fish Lake?

Fish Lake is approximately 2.5 miles long and .25 miles wide .It is shaped like a snake and this makes it easy to find your own little area. The lake maintains a 20’ to 30’ depth

Is there a boat launch available?

A concrete boat launch will be available to the lot owners.

Are there any restrictions on boats or watercraft on Fish Lake?

There are no restrictions.

How do I dispose of waste?

All lot owners will have access to the local landfill. Waste removal and any cost associated with the same is the responsibility of the Purchaser. There will be a waste bin provided at a designated site available to the property owners. RM 494 will maintain the waste bin and property owners will pay a fee included with their property taxes.

Sewage disposal on each lot shall be by means of a holding tank. Installation and hook up will be the responsibility of the Purchaser with installation completed by a contractor approved by the Prince Albert Parkland Health Region and the Developer. Out houses are strictly prohibited! HWY 55 Waste Management also provides a recycle bin located at the Blue Heron postal box on the North West end of the lake.

What services are provided with the lot?

Underground power is provided. Natural Gas is available by individual application to Sask Energy. Land line telephone is available by application to Sask Tel. A newly installed cell phone tower 12 kms to the East now provides service to the area. Owners must provide their own water system.

Who looks after the roads?

The municipality will maintain the access road year round. Construction and maintenance of driveways and approaches are the responsibility of the Purchaser.

What about taxes?

Property taxes are within the Rural Municipality of Canwood #494, who sets the tax rates and assessments. Contact the RM at (306) 468-2014 regarding your property.

Can I build a dock in front of my lakefront cottage?

Seasonal docks (which must be removed in the fall) are permitted, provided they conform to government regulations.

What about emergencies?

Police and medical assistance, are available in Shellbrook, 40 km. from Blue Heron Ridge, or in Prince Albert, which is 80 km. away. They respond by calling 911.
